I suggest you move on, chalk this up to a learning experience and get a mentor or someone who is willing to sit down with you and go over your offers and contract negotiations until you are familiar.

Thank you Loreal,The way i have been finding properties is driving around looking for boarded up homes, then i look up the info on property Radar mail out letters to the home owners..I have not received any call yet.

For subject two deals, just make sure everything is above board on your end.

Common areas such as the hallways (carpeting) and basements (cleanliness and lighting) are the responsibility of the HOA, but also need attention, and as a member of the Board of Directors I can help make sure they get that.
