@Jenna Zachary Rogers It's marketing...mainly inbound with a constant targeted direct mail campaign...there are always deals on the MLS...I think the difference is knowing what a deal is...and it's all relative.

Digital Marketer here.In my opinion running ads can get you the quickest results. it can take a few weeks to get your ad's fully dialed in, and SEO can take at minimum 3 months ( with a really aggressive campaign) to start seeing results.

Also, check with condo management first as some have rental restrictions or wait-list for rentals, some can easily tell you they aren't approved right up front, and I verify condo fees as best to ask first, not waste time negotiating just to find out later the info in listing was wrong.

I like the gift card idea, that's pretty clever.Only reason I'm asking is that in Ontario we have a lot of restrictions around the leases....more so we are not allowed to charge a late fee.

A bank could have a restriction on how they lend under this circumstance...and many do....but there is no "law" against it or for it.
