Hello, Found a beat up duplex that is currently getting $750/ per unit.I figure I can put $41,000 into it to get it really nice and raise rents to $875/ per unit.I dont think he will take less than $117,000 and we think it will be valued at $190,000 afterwards.I put the number into the Brrrr calculator.I'm going for cashflow to free myself from the rat race.Did I do the number right?

most lenders will utilize the schd E rental income average method for including rental income for qualifying ...if the proeprty is recenlty purchase the vacancy factor approach is used

That's doable, BUT it can get tricky fast: in a situation like a refinance-step of a BRRRR, the equity is depleted as part of larger plan led by the "worker"--yes, it may not appraise well--there are risks--but, if successful, the harder-to-calculate value contributed by the worker suddenly yields a large downpayment for the next property.

I just refinanced again and got another $50k and it still cash flows $1800/month.Second BRRRRR cost $160k, put $55k into it, refinanced, and got me just under $200k back and cash flows $2000/month.Currently working on my 3rd BRRRR in the city!
