Here's my question, and it applies to both of the questions/choices:  Why does it have to be a choice between the two? 

He is probably a better bet b/c he isn't going to lose that compared to someone who has a job today, and doesn't tomorrow.  

I am ready to buy a small multi-family, but I am stuck in a place where I have couple of choices.

There simply was no choice but to jump in and get things up and running as quickly as possible and get the water out ASAP so it didn't do more damage in the hot weather that followed.

Working with an agent who has experience dealing in these types of properties is going to be your best bet. 

I’m currently been trying to improve my credit due to poor choices in college.

I'm not sure of the specifics here so your best bet is to speak with your loan officer and find out which product is better for you.

Though as an avid mountain biker, I should have made a better choice than living in the flats of the delta!! 

What are you invest in a syndication or fund, which would be my first choice, or go to this alone, I recommend you partner with others since this is a huge effort to undertake on your own.
