I think you have to appeal to people's sense of fairness, although that is a foreign concept to many HOAs.

Schools make a property very appealing for rent and resale if you are marketing to young families starting out so keep that in mind. 

I am also interested in purchasing multi units for myself as well, package or wholesale deals appeal most to me!

On the surface, the cash flow is appealing but there are some major downsides compared to stick built homes.  

It doesn't make a lot of sense financially to own your property because you are essentially investing 80% of the value of your house at ~2.2% which is the amount you could borrow that money for.Line of credit will run you around ~4% interest rates but you could dip into it whenever you want or pay it off whenever you want so you have a bit more flexibility.This is why Real Estate can be so appealing to invest in because of your ability to leverage your money.Right now in the Edmonton area I've team up with a construction company and together we are buying, renovating and flipping properties.  

Damaged parts of the property, curb appeal, look for water stains or running water it can signal a big issue.

The housing costs are more affordable, while still offering the city appeal with good scenery.

We own properties and manage them in a way that appeals to our target customer base.

I'm dealing with this very issue and it's my understanding the Appeals Board is not very "generous" when it comes to rezoning.

I am hoping to find something to use for our own "weekends away" during the off season and rent during the many months in Galveston, TX that are appealing to vacationers.
