Look in the fine print on the property's auction page and see if they are offering a Special Warranty Deed, if this is the case then all liens should be cleared at closing.

At the end of the year I print a report and go over it and then hand to cpa rather than directly sending digital file to my CPA who may not notice an out of whack or missing expense.

Your're doing good if you get 4-5%The response rate also might be affected if you send mail cards instead of letters or if you hand written the letter vs computer print out.If you increase your mail outs to 500 or 1000 you can close at one deal from that 4-5% call back rate.I know it's expensive for someone new to RE wholesaling
