Prior to doing this I would have to connect the sewer,water electric , have the blue prints , permits and other other aspects of the construction in place . 

It was painless (just showed them that I password protect my computer, since I don't print anything out). 

Look in the fine print on the property's auction page and see if they are offering a Special Warranty Deed, if this is the case then all liens should be cleared at closing.

Click on the vendor, click on write check, fill it out as though it were your checkbook sitting on your desk, and print it out.  

Hi @Cassie B. welcome to the club :)My top recommendation to investors in Ontario is to print off a copy of the entire Residential Tenancies Act and keep it bedside or another place you may sit regularly to read.

My fault is not reading the fine print but I have email documentation of of what was said.

At the end of the year I print a report and go over it and then hand to cpa rather than directly sending digital file to my CPA who may not notice an out of whack or missing expense. 

Have spent well over $15,000 on postcards in that time period and average around $.44 printed/shipped so an average 1000postcard campaign is running about $450 with my own list uploaded.

I guess I will just have to have people come out and give me quotes based on blue prints.

Your're doing good if you get 4-5%The response rate also might be affected if you send mail cards instead of letters or if you hand written the letter vs computer print out.If you increase your mail outs to 500 or 1000 you can close at one deal from that 4-5% call back rate.I know it's expensive for someone new to RE wholesaling
