bought a house in a cuddlesack in 09 the entire neighborhood is emcopassedin a brick wall, front and sides, my wall is both front and sides ,told by the seller wall covered-my badNothing about fence/wall in HOA book bylaws or covenantsI noticed structral damage on wing wall contacted HOA June 2012, they said nothing in book, I joined the board, and they took resposibilty/used HOA money to find out, got survey, lawyer, determined my wing wall was deemed on 50/50 land and that the HOA never deeded that land over via quick title.

You do not have the funds to even evict a bad tenant much less keep making payments.. and then of course the tenant or lessee does 5k worth of damage when they leave and you don't have those funds.So in my mind its highly unethical to enter into a contract with a seller that is rely on a undercapitalized buyer to keep their mortgage paid up and property in good shape.

If I didn't want a turnover right now, I'd probably let them continue month-to-month at their current rent as long as they agree to application and screening, make timely payments and aren't damaging the place.
