Look for properties that are of similar condition and finish, size and within 2 miles of your subject property.

Hi everyone,I am a senior in university and my final semester requires us to write a thesis type paper (research paper with "significant original contribution" to the topic) and so I was hoping to spend this time researching and building on a topic that we all enjoy, real estate development/transformation.The requirements are really open-ended so I was wondering if anyone here might have some interesting ideas/prompts/questions to write about in the subject of real estate development/transformation.

You mentioned that the subject property is below comps in the area, but I did not find true comparables for this property.

All subject to the same tax rates as the individual.

Appraisals are done by comparing the subject to other recent sold properties that are similar

In my experience, "comps" could be a wide range of quality and may not provide any sort of reasonable value comparison for the subject property.
