It is my understanding according to dodd frank of you go through a rmlo underwriting an owner occupant bier you have a safe haven from being sued n federal court from a seller saying that the buyer was not properly underwritten as per the Ability to Repay Rule.

A septic might cost $20,000 and may not be discovered until the occupant is long gone, try and collect on that one.

My inspector will confirm all of that shortly but I know I'm going to need to do a few things to get a Certificate of Occupancy.

Occupancy fraud (scary word) is the most common type of mortgage fraud (even scarier word!)

The reason I ask because I plan to purchase a multifamily 3-4 units and rent the others though a VA owner occupancy loan.

At that point, my thinking was that the home would be a great rental as  inventory in the area tends to be very limited.Short version of the situation is that the subdivision's HOA allows for only single family owner occupants. 

One of them had unauthorized occupants (baby daddy and other family) repeatedly and thought she could get away with it. 

Assuming I have the highest bid for owner occupancy of course.
