If your are cash flow positive, you can weather long term through emergencies and other problems that could arise while you wait. 

It seems as if there will be some upgrading of the units, are you anticipating a sale or refinancing out of the subject to different mortgage afterwards or is that the long term debt instrument you want to keep?

Seems like this will be a long drawn out issue that could can easily be resolved with proper lease language and lawn care.

There are DSCR programs that will allow the use of a higher existing lease so long as you can show receipt of the rents for the last 3 months as well as a copy of the original deposit.

As far as structuring onboarding, I do not recommend a 90-day period as it is too long.

You can use the same bank account for as many rentals as you want as long as you have an accounting system to identify which funds belong to which tenant. 

She was just allowed to do this for too long.
