I believe your strategy will limit the markets you may want to enter.     

There are many factors that play on an individual's success, the one constant factor that is always present is education and not the crap gurus dish out but formal training.

Zillow has been making deals with individual MLS so data quality is not consistent between metros.I would use Realtor.com since they are linked to the MLS.

Your broker can be responsible for everything you do in real estate, even dealing as an individual for yourself!

I think it is a better deal than if he were to sell each individually. 

What works for the individual is always key, however Ca. does have a boom/bust market, as you have experienced.  

My interest for the RE license is strictly to show the top REO agents that I mean business and highly respect the industry and how hard these individuals work.I understand that I have to disclose my license holdings when investing, that doesn't scare me at all.
