Think about it -if you built a house and did all the labor yourself and the 401k bought the land and all the materials and then sold that house deeded in your 401(k) the government wouldn’t make any money off of that deal.  

Through some internet searches it appears that the city governments of Southern Pines/Pinehurst are trying to slow the short term rental market in the area.

In addition to zoning regs, you will typically have a ton of government fees to get the project to permit.

This is just the fee to the government to connect to the city sewer and water main.

Of course I also require proof of income and copy of government issued identification. 

The government preys on the working people of America, they are the biggest losers when it comes to taxes.

@Brice Burns  thanks for sharing more detail on Macon’s market though Macon’s crime rate, poor school ratings, and poorly run Macon-Bibb government is definitely a concern.

So, your contractor will have to be happy waiting weeks (or maybe months) to get paid as they are at the mercy of the government, which, to my best knowledge, is not known for their speed. 

But don’t freak out and let fear govern your decisions.
