Keep looking.Whittier does have an apartment owners association which is worth attending.  

An idea would be to contact the listing broker on the deal and see what engineering firm put the map together and any associated documents. 

Just sharing where one can find information about a specific association so they can do their own due diligence.

If you can and are content with the associated risk, putting the smallest down payment means you can use the money to make more money than it is costing you to "borrow" it.Generally you want to be able to ride out any short term swings in an investment that is not very liquid.

Has anyone taken this class by Sherman Ragland. It cost about 2k and I'm interested to see if it's worth it. Thanks for any feedback.

wholesaling is very hit and miss  99% miss 1 % hit most blow what little money they have and never close a deal.. better to do what @Nick Colamarino  mentions  get licensed and work on a team or junior associate in a commercial brokerage if commercial is what interest youif you can stick it out 10 years it gets very easy and VERY good almost all bizz will be referral.. nothing better than spending not one cent on marketing and having your phone ring.

contract for HOA property management of one association- Gross 22k annual, plus free caretaker unit which is a 14k annual value.Really no expenses to speak of.Thanks!

There are always agents holding them, particularly in Maui Meadows where you reside. www.ramaui.org (REALTORS Association of Maui) also posts stats every month.

I know you do share a wall like a town home but do not have association fees.
