If the business is not making any money then the value is generally on the equipment etc. for liquidation and that is usually 10 to 25 cents on the dollar.1,500,000 purchase price for a business breaking even is a pipe dream.Generally sellers sell on 3 times profit earnings so the business would need to be throwing off 500k profit a year after expenses.

I've seen as low as $25K but those are usually done by first timers.

Obviously whoever made this said "okay my holding costs are usually around 10% of the purchase price and closing costs usually run around 10% and i want 10% profit"  . 

Renters are usually more transient, less well off, etc.

I also assume your state has a process for “binding off the lien”....usually placing cash in an escrow to remove the lien from the property.

It only gets to about 20 degrees at the lowest in Houston and usually not for long.

I typically just remove them, add a bit more lighting to the "closet washer/dryer area" (usually what's in those kinda closets) and bob's your uncle.
