First, let me ask you to use the search feature on BP and enter "contract for deed" it will save us (especially me) from retyping hundreds of words.Contract for deed (CFD)s have issues due to several different laws, as well as title matters that have recently developed.

You can pay Zillow to be featured in zip codes but if you do not have enough decent reviews, no will will call you.

Consistent responses should feature analysis including ARV, 3+ comparables, etc. - not just stating an offer price with a brief mention that some other property down the block took X days to sell.As for comparables, anyone with access to Zillow, Realtor.com, Trulia, Redfin, Findcompsnow and others, can run them.And finally, I'd rather make a few mistakes by offering what might not be a great deal or two to my buyers list if it helps me determine a good deal from a lousy one.

If you explain to a listing agent you're trying to understand what looks good, what sells - I almost guaranty they'll help you and spend time explaining what features look good.

Because each sub market has unique forces that are driving it, it is crucial to understand each sub market that you are investing in.
