I like the idea of lease option for the sake of the Tennant as well as they are more likely to stick around and not cause damages, but I am not willing to tie it up for nothing down without some benefit for me.

I have no idea if you can get approved or not, but all the reasons you've been given so far are a combination of BS, overlays, or just bad info.

I would also suggest looking into house hacking, and familiarizing yourself with all of these options (these ideas and more you'll be able to find in Brandon's book).
