I agree with Frank R that your ultimate portfolio should be made up of condos alone, but it is a terrific place for you to start. 

I've read the Ultimate Beginners Guide, listened to a lot of the BP podcasts, and read a few of the more highly recommended books and I think I'm ready!

I would also imagine they would deserve to promote their services and be compensated for them.To my next point, during the event you will get 3 solid days of information, some of it new and some of it you may already know.

I know it sounds as if we promote Meghan because she sponsors Black Diamond, as we recommend her all the time. 

Ultimately I was thinking about (re)painting a section of a hallway closet in my flip the morning of the first open house.

I figured that not having a mentor was my problem so I went and payed $2500 for a mentor promoted by the guru and all they did was reiterate the material that was in the book verbatim which up to this point is basically useless!

So my ultimate question is:  how can I structure this wholesale deal/contract to get it to a closing to ensure that the end buyer that they will actually receive the property upon closing?

Maybe you have already done this but I would apologize for my aggressiveness but explain the deadline with your funding partners.Having said that, I think many of the excuses given on this thread are just that.I have a friend that says "we ultimately do what we WANT to do".
