With more severe weather and sea level rise actually occurring faster than conservative models (which I don't think FEMA even accounts for in their new maps), there is a valid reason FEMA is trying to stop subsidizing flood insurance in certain areas as it's just too costly and has created too much development that likely would not have occurred without the availability of cheap flood insurance rates that real insurance companies wouldn't offer.

You still may even want to purchase a Flood policy as rising waters during a storm event due to the overflow of rivers, etc. is not covered under the Windstorm or Water Damage perils.

If rates rise hat will also mean that homes will be less affordable since people buy homes based on the payment (higher interest , higher payment, lowering maximum offer) however as I started with the FED will not raise rates unless the economy can I maintain growth so jobs and wage growth should be on  well balancing out the affordability loss the rates hike.

If your local market rises significantly, raise the rent appropriately and show the tenant evidence of the market increase, demonstrating that you are treating them fairly.

If values are likely to rise you are right but I believe real estate values for these properties are not likely to increase much.
