But again, if the numbers still work it’s all good.I’ve had a flood surveyor come and do a flood certificate,  where they survey everything ( usually looking at where the ultities are in the building and go from there.

Yes, premium over SFH given extra work for income analysis and rent survey verification, however, that fee is relatively steep in my experience for a 3 unit. 

This goes for the appraisal, inspection, survey, closing costs, etc...
