In September the court approval supposed to happen but the owner hired a lawyer stating that he never got any notice of sale which I dought and so the hearing is next in mid-October.P.S - I did hire a lawyer to look over the properties I bid on, but i feel like he doesn't know his stuff.Here's the subordination:

@Julie McCoy I suppose to be fair I should probably change "ALWAYS" to "VERY OFTEN" since we have stayed at probably 100 STRs by now and I'm sure it doesn't happen 100% of the time. lol  But it does happen regularly in the past 1-2 years than it ever did previously.

For the folks making $300k + I suppose there may be ways to 'get ahead' - however in your case that much take home and so little savings to show for it, as well as prospects to invest there in NYC being dire at best for someone 'starting out' (in real estate, anyways) - means you should take a hard look about getting out of the area - at least since you're on a real estate investing site.If your pride can handle that, read on!
