I have a tech support background and am honestly bored from it after 11 years. 

It feels great to have support. 

The rents in Atlanta don't support such an interest rate.I'm trying to implement the BRRRR technique (buy, rehab, rent, refinance, and repeat).  

For what little my 2 cents counts, I don't bother with credit checks, but each his own.I do my own due diligence, I pull court records - did they pay their speeding ticket, how much child support is required per month (Are there arrears?)

Can't even believe a resource like BP exists - there is so much valuable information here and such a supportive community. 

What I would suggest is if you're going to give advice please make sure you do so expressing the situation and the qualifications that support the statement.

@Marcus Durant,The CMAs will help you determine what the market will support.

For Example, my W2 job nets our family around 62k a year, but the bank still took into account the child support I receive, and that doesn't show up on a tax return.
