I know there will be a lot of questions and you are there to support.

By that, I mean, make sure there is no fill dirt... if there is, you will more than likely be required to put "pin piles" in to support the foundation.

I have a tech support background and am honestly bored from it after 11 years.

For what little my 2 cents counts, I don't bother with credit checks, but each his own.I do my own due diligence, I pull court records - did they pay their speeding ticket, how much child support is required per month (Are there arrears?)

Can't even believe a resource like BP exists - there is so much valuable information here and such a supportive community. 

What I would suggest is if you're going to give advice please make sure you do so expressing the situation and the qualifications that support the statement.
