@Cade Andersen  If you are going to do it yourself, make a list and go to a building supply store to price it out. 

I plumbed the gas supply line and the cold water inlet to the gas heater, routed hot water out of the gas heater into the electric heater, then installed the vent through the roof to vent the exhaust. 

Also, make sure you build in enough for janitor/maintenance/repair/cleaning/decorating/supplies/management (even if it's you now)/Misc.

There's more demand than supply.

I fronted the +3k in supplies and labor and got it back up to an inhabitable status.

If you can find ways to increase your cash flow and make good decisions on what to do with it, your business will be stronger for it.

And after messing around with the washing machine in another unit for a couple hours, I've decided we will no longer supply this amenity to new tenants.

The former has seen stronger appreciation, the latter has seen maybe more cashflow etc. - but you also have to consider average income, employment, age and condition of housing stock, regulations and so much more.
