So, unless 11,000 additional properties get dumped on us soon and the demand from buyers slows down, I think it will be a low inventory market for quite a while. 

We are not too from June so it might be worth pulling out the next worse scenario which is small business bankruptcies, continued high unemployment, huge damage to local and state funds and thereby cuts in basic services, fall in consumer demand and then a cascade that impacts other businesses and eventually rolls into the housing market in the form of foreclosures.

If you don’t want to do it no amount of money is going to make you happy about those stupid phone calls that the toilet isn’t working or they demand you come over immediately and level their stove because their pancakes aren’t level (true story)If you can sell it I think I would.  

In Phoenix, Inventory is very low. currently at 13,878 active listings and demand from buyers is high.

They don’t wanna show proof of payment I tell them I’m not renting to them as it is NOW one of my requirements. ive had a few people get very upset because I demanded  proof. 

Oddly, prices are being held steady in my market because the drop in demand has been met with a higher drop in supply.  

So, while the valuation of the intellectual property which examined the IP and the market size (other factors, i am not involved with the company so dont know what goes into evaluating IP) it came out to $70m, that does not mean the demand is there or that my father is a good salesman.

He is willing to let me keep the mortgage contract long-term, so I can stretch it out to 27 years if I want to without demand for refinance later on.

It was in a high demand price range and great school district.

For me, I was too comfortable in my job, making decent money, good working hours and being in the medical field that has high demand i felt good.
