Here are some details that were provided on the proforma - "owner pays gas for unit #4, 5 units have central A/C, and 3 units window A/C belong to tenants.One porch rebuilt, new laundry room door, main entrance door improved, brand new gas line, new fence, entire roof recoated, new drop boxfor rent, some sidewalk segments replaced $2600, 5 toilets replaced, 3 stove and 3 refrigerators replaced, new hot water tank"If you want to be an LP or GP on the deal let me know. 

They'll argue with you over use, running toilets, having the heat to high, too low, etc. 

You can install low flow shower heads, and use water saving toilets.

Sink/Fixtures: Clean sink, drains, faucets, towel racks and toilet paper holder.

Ive heard stories about people using buckets for the toilet because they put hydraulic cement into the sewers just for starters.  

As Megan said, I would include something in your lease like "routine maintenance issues such as light bulbs, clogged toilets, etc. are the responsibility of the tenant."

Per the plumbers report my toilet had no wax ring.

We're putting one of the "dome" homes with glass ceiling on it with the self composting toilet, we may end up putting electric and well to allow for outdoor shower, etc.

Conversely, If you had a PhD in Real Estate, it wouldn't mean squat if you can't find and land a lucrative deal.
