Probably harder to keep tenants in there if its disturbingly loud too often.

If your tenant has a decent AC and sleeps better at night then they will be better prepared for work the next day, So they can pay the rent.

Late rent and utilities, smokes a lot of marijuana in his room, loud when we're sleeping, and the list goes on.  

Additionally, the Texas Property Code’s definition of “an area of a dwelling intended as sleeping quarters” applies to rooms offered for rent.Whether a bedroom must have a closet is not governed by the IRC or Texas Property Code, but local residential codes may require one, along with heat sourcing and other amendments to the IRC.

If you buy your property for the right price and are adequately insured, even the most risk adverse should sleep soundly. 

But I know the second tenant sleeps in the basement and uses it as her living space.

This way, you don't unnecessarily disturb tenants by weeding out the tire-kickers and looky-loos as much as possible and find the serious buyers who are ready, willing & able to buy the property.
