I believe pads should be around 35% and POH's between 55-60% depending on age and how well you screen your tenants.  

We live in Des Moines, we would be using a management company to run these and screen the tenants, the properties are in great condition, just some general painting and cleaning and they are good to go. 

Even if it is only 5 folks who want it, how do you decide who should apply, and what if several of them pass screening?

This includes a minor plumbing issue, screen repair, and facilitation of online rental payments.  

Downstairs property is vacant but the listing agent had already received 5 calls prior to closing with interest in renting (they will all be screened thoroughly).
