The reason being, and maybe I assumed, but with the amount saved to start a portfolio, 150k, I thought a city like Cleveland or for the sake of argument Detroit, would stretch that farther for more homes.

My neighbor said on a face book town page - she was thinking of putting the house up for sale- She did not really did not want anyone in the house because she is a hoarder & had her special needs son living in the basement apt- with NO egress window ( against fire code) / I told her we could do the deal with lawyers - and save money on real estate agents (at that time the seller paid all commissions) How did you finance this deal?

Drafted a plan, gathered estimates, created a budget, put together DTI sheets, even got an "as-built" appraisal, and also have it in a permit status at the Local Building and safety office.Then I started to look into the construction loan and the permanent financing....to do it myself, and not through a builder.I soon realized that there are sooo many companies out there that want to try to help...but cant  (some of them were even on this network of people):  don't have builds on record, won't allow for owner-built homes, my credit is less than 680, while carrying the construction loan, there may be a point at the end where because i have my rental house while building that it become hard to pay, and  I can't pull out a private loan to help start process because my credit cards balances are horrible...and my "business" has no show of income.So, now we are here in the present time....

My wife and I are in the beginnings of our journey into the world of real estate and we are looking into one or both of us getting our real estate license.The thought is that it can save us a bit of money in the long run and also give us access to some tools like the MLS.I have concerns though about having to work under a broker.
