Want to finish the outside concrete patio as one last large project and be done with improvements.Hindsight:  Should have went with a 3-4 unit place but just glad to get started. 

If the roof is OK it is the repair although the kitchen etc can get a newer one upon vacating. 

This project will run in the 3 million range.

The home now is in need of some big ticket maintenance items like roof, fencing, and deck.
