I identified a lucrative opportunity to lease a property to law enforcement but have no idea on what legal clauses others in the past have included in their agreements.

Collaboration is the best part of real estate investing and I did not get this from using some AI-generated portal (currently running rampant in the forums).

This would be my first purchase of real estate outside of the US. 

Any kind of real estate qualifies and it can be in any state.

Note: I am under the impression that me material participating in this exercise will fall under the "Real Property Development or Redevelopment" activity, thereby allowing me to cost segregate the home construction cost.

@David N.Check with your accountant for a recommendation or ask for recommendations from your local real estate investors association. 

Their customer service is second to none and they've got more education and networking opportunities than any other company. 

Like @William Collins said, there are opportunities out there but if you are too excited, you will overpay and then be stuck digging yourself out of the hole. 

I'm excited about buying my first home as I pursue a duplex here in Houston to launch my real estate journey.
