I tend to ask them what they plan on using the proceeds of the sale for and if they have thought about being the bank and making that interest themselves instead of a bank.

Since this is for 15 year life property or sooner, do you plan to hold the assets for that long or longer. 

That said, if you have clients that need long term debt and are investors, there are programs for foreign national real estate investors that could work. 

My plan is to occupy the  property for a year (to utilize FHA), then rent it out and look for a new property.
