With two units available, if one remains vacant, the rental income from the other unit can help cover your mortgage costs. 

My tenant pays most of my mortgage for me and I became incredibly determined to try and get another deal in the near future.

Purchase a property with 3 to 5% down and get some friends or others to help pay the mortgage.

@Seth Vendelboe you will have to go to a commercial lender likely - because it is over 4 units - or check with the local banks and credit unions who hold their own mortgages   I might know of a guy in MI who can help if you don't find someone
