Hi Kyle,If lack of cash is preventing you from buying your second rental, I'm sure you can find other means to increase your cash reserves.  

It helps them too because it prevents them from falling out of contract for a 3rd time.If they won't go for that, maybe make an offer with 10% of the price in escrow to go towards repairs.  

I would start working with the bank right away to prevent that.

We were very lucky and purchased our condo in 2012 and have seen prices really take off since, which has prevented us from buying another property there so far.
