Is it possible to lend out of my self directed IRA through a NOTE to someone starting a business.

I just started flipping houses full time and I have a opportunity on a possible 30 lot residential development parcel in Olympia Washington.

The properties I am looking at have deferred maintenance but can be worth it if one if comfortable with competing a rehab to make the units as profitable as possible.

I look forward to learning more about real estate and possibly helping others with achieve their real estate goals!

I have a few possible leads but it's kinda scary to jump in when you don't know your numbers and the market to well.

I am trying to learn as much as possible before I get out of college so all information is greatly appreciated.

Every property is different, and its always better to have actual records, but not always possible.

A preliminary Team includes Attornies, real estate Agents, CPA's (or accountants), Inspectors, General Contractors, and Handymen.Always remember to do a math analysis and try to look at prospective properties before you make an offer or at least have a clause in the sales contract that allows you the time (about 15 days) to make a detailed inspection and possibly back out of the deal without a penalty that will hurt you very much.
