Just make sure they have experience in what you do, are trustworthy, and local.Always remember to do the math analysis and try to look at the prospective property before you make an offer on the subject property or at least have a clause in the sales contract that will allow you some time (usually about 15 days) to make an inspection and possibly back out of the deal without a painful penalty.

If you haven't put money aside for repairs and upgrades then it will be a painful hit to your wallet to have to pay for all of those things at once.
