I've recently started an eviction on a S8 tenant of mine in Detroit.The process will be identical to a normal, cash paying tenant with one big exception.The housing authority will continue to pay the voucher amount during the eviction process.

To answer, I don’t think there is a definitive answer that one side has to work harder.

The worst ones usually don't have any clear cut guidelines (a lot of the underwriters will make up their own rules if they do not like the deal), Suck at communicating (will reply days later), Push aggressive terms to get deals in and then switch them, and Not really motivated to get things done (they will adverse a loan without any hesitation). 

I am looking to pay off some of my other loans that are at higher interest rates so that way I can just have one payment instead of multiple.  

Does anyone have a working list or where to purchase one?

I want to look into this for one of my own notes.

If you have built one from the ground up what insights do you have or things you wished you would have known.  

I have one agent that typically scans/research residential opportunities for me and another that does multifamily.
