Stay in my coop, buy a duplex with less TLC needed but give the recommended 20% down payment.

Occasionally properties will stay on the list for multiple years because they’re not a deal even at the minimum bid price. 

The most difficult is picking a direction and then comes the 2nd most difficult part, staying with it.

One side is currently rented and would be able to stay rented with the work needed, which would help with holding costs during reno (which is projected only abot a month on the duplex). 

I was the seller, and negotiated with my buyer that I could stay in the home, after closing, for X days for $Y rent.  

We haven't talked about the details yet, but I am under the assumption we would both like to do this extension outside of VRBO.He stated that if we are to extend his stay, he would prefer to pay us at the beginning of a month, for each month he will stay going forward, instead of paying one lump sum like he did on VRBO.

I am very much a newbie as an investor, but I have done numerous odds and end jobs around my house.
