The upside is if you do an FHA loan, you don't need a ton of money for a multi-unit.Also, look on the fringes of good areas.

One multi-family property in particular that I found was in Bayonne.

When I buy a tenant occupied multi unit, my RE lawyer sends each tenant and Estoppel Letter, which asks about lease terms, security deposit, etc.

An in law suite would be a good option for Airbnb if you don't want to go with a multi unit because you can give guests a personal experience, and if you don't like them, they're not long term.
