I was going to name my LLC that I use for my fix and flips "Flipping Cleveland" as those of us that have called this gem of a city home have said variations of this over the years in regards to our local governments and/or sports teams... ok, mostly our football team... and the baseball team since the early 2000's... and our basketball team sans LeBron...

These properties might dip a little with cycles but tend to hold value and not take you under like those other properties.The small towns if the main employer goes out you have a mass exodus of net migration elsewhere.

Yes- If the ROI is the same in 2 areas, then that's when I start to look at other factors in investing there- the potential growth of that area, landlord friendliness, which sports team I like, etc.
