Does anybody recommend a sign-off form I should provide to Tenants after I had major repairs done from a shower valve leak ?

Shouldn't leak for at least 25+ years. 

Two days late, the agent carried out a spot check on the property discovering a massive water leak because of what appeared to be a faulty diverter. 

A water leak from the upstairs into the downstairs unit ended up costing me $3850 as there was damage to the wall and flooring. 

If not, leaking basement or costly to fix.Inside the house the electrical, at least a 100 amp service.Do all outlets have a ground?

Thank you reply :)I spoke to an insurance agent today that said dwelling insurance is 'more' cost than a home-owners policy - because risk that tenants don't care about landlords house and don't report leaks, damaged walls, and other negligence on part of tenants and/or poor property managers. 

NO.It is a wholesaler offer, it is their responsibility to bring a pro to get a real estimate on their property.Same case I can buy an IPhone for 1300$ instead of buying a phone with same quality for 300$, does it make Apple thieves?

It looks like there was a leak of some kind.

I'm assuming this means anything residents damage and I would still be responsible if a fridge breaks or a roof leaks. 

It has a leak that is located somewhere under my parking lot or possibly the buildings slab.
