I had the chance to meet with @Doug Watts last week and catch up on what we have both been working on along with discussing growth in the Buda area.  

Tenant cloud is free and Rentec costs $15 to $30 per month, but I got burned last time because the software I used was free and there was a huge problem that caused the tenant to triple pay rent and has been a huge headache.

And until you're very well established, you'll rarely be the only one they talk to, so you'll usually be bidding competitively, and there's always someone who's willing to overpay.The last thing DFW needs is another clueless wholesaler pitching deals that have overstated ARV and underestimated renovation costs.

Hi John, a few things have happened since this last post.. 

Just last year I purchased two homes in one lot(my first and only deal so far).  

However, cap rates compressed a lot in the last 3-4 years and I think that the pendulum should swing to the other direction in the next 5 years.

@Tony Link Looks like I missed the Amarillo RE Investors meeting last night.

For such a small area having 6 listings currently active is pretty decent. 8 multi units have sold in the last 6 months there so investors ARE picking up properties that need work and successfully turning them around.

First, go the Commercial Appeal Obituaries page and jot down all the names from last week.

Currently closing one unit every 2-3 months, but it's slowed down quite a bit the last few months.
