May just keep buying houses under city violation in lower income areas for rentals. so you want to make 80 to 100k on a 200k flip.. yup that was a very small window in time.. 

That's going to be a personal assessment based in time, costs, returns, etc.But there is also another thing to consider in all this.

The "inflation" that consumers are experiencing is much more to due with disruptions to supply chains that aren't resilient to disruption (just in time as opposed to just in case). 

Even doing renovations many's been the time I've pulled it out to scrape, cut, file, or tighten something without having to leave the spot I'm in. Time

I figure it saved me about 40 bucks in canned tomatoes, all told, though the canning took maybe 2 hours in time.

To the flooring it is my guess it was painted with kilz to mask a pet smell at some point in time as it was and still is cheaper to do that and put carpet in then to refinish the floors.Good Luck.

i feel like you get liquid by flipping, then you get rich by renting. like do some flips to get some cash, then use that cash to invest in positive cash flow rentals. then you can refi those rentals in time and use that cash to buy more. 

If I could go back in time I would have invested more into my 401K than I have.
