Since I gain critical and sensitive information from clients about their financial situation, it's easy to come across people who could possibly be motivated.

For me I decided I'll wait another year and build up reserves for another down payment as opposed to putting one of my properties in a weaker position cash flow wise...Of course, my goals and motivations could be very different than yours.

I have a motivated seller who wants to sell an acres for $30k and 7 acres for $60K ready to build come with amenities with utilities.

It's all very impressive,  your story is definitely motivating for someone just starting out.

If you do not learn the local real estate laws, then you  will probably be influenced by others that just talk and are not looking out for your best interest.

I am pretty motivated to work hard and I am naturally creative but perhaps I have to work on my business-ideas creativity. 

Focus on marketing (laundry list on how to do this) to motivated sellers (laundry list of people that you can target).

We find a property from motivated sellers, like tired landlords, divorces, foreclosures, short sales, inheritances, tagged & boarded up homes, absentees owners, FSBOs, tax leans, and houses in disrepairs, etc.  

What about a potential motivated seller list?
