Tenant estoppel letters should be used in the sale or purchase of any tenant-occupied real estate, whether residential or commercial. 

Say you lived in the property for two years and rented it out for three, you would still qualify for the full 121 exclusion.

And who knows what is in store with the jobs market.It also depends upon the election and what policies are implemented.I am hoping prices continue to drop in multifamily, and we see a pick up in activity.
