You need someone who reviews pricing very frequently and not just stated as such but actually has the internal policy with their team.  

When I wake, I can put phone back on silent as I look at it frequently and don't need the distractions of texts, emails, and calls every second.

This happens pretty frequently, and it's one of the hundreds of reasons why having reserves is so important.

However you may want to keep your eye on the auction sites as frequently they will be there before they hit MLS.

This also gets me out to the property frequently (but not too frequently) to keep an eye out on the property and residents.

You have the responsibility of doing the necessary due diligence to make sure you own what you think you own.Because the prices of businesses listed on a public exchange are quoted so frequently, they often change in a manner based on investor sentiment rather than their true economic value.

Perhaps someone who frequents that area for work/school or someone who lives in the area already and knows of a friend/relative looking for this type of arrangement.

I know a lot of South Asians (Indians/Pakistanis/Bengalis) invest in their own country but that is because they either go back frequently and/or want to maintain ties to their home country. 

Buying turnkey properties seemed like a good idea at the time, but I see the value now in buying more distressed properties and fixing to a higher level of quality in order to prevent more frequent minor repairs along the way and to have higher rent on the front end.

But if you put in a newer steam boiler, your tenant should be able to flush it less frequently or you could stop by every month/couple of months to do it.
