My first realtor fired me, I made about 5 offers on homes that were too low in her eyes, but the offers were based off of numbers.

There are many risks with BRRRR, so I'll list a few that are within your sphere of control: cost overruns due to faulty estimates, firing incompetent contractors, incomplete knowledge of market conditions, "hidden" problems not covered by contingency funds, delays in acquiring materials.
