Experience in the field is invaluable.

Although I work in the medical field, my primary field of interest has been in real estate, especially passive income from it.

The area is home for many oil field workers here in south Texas, so the demand for rental properties is very high (so no forseen issues getting tenants).

While I do want to continue in the field of engineering I can't help but feel like my time is currently passing with out myself making any progress on where I want to be in life.
