There are quite a few HML rehab programs that will lend you 100% of the purchase price + cost of repair + closing costs (and in some cases, allow you to roll in the mortgage payments) assuming that the sum total doesn't exceed the ARV allowance of the program.

please check every lenders website, all of them do have they reo's right now, and they dont sell in bulk, i think that would be a perfect fit for you, i talked to all the lenders last week, and they are selling it.just not all the properties on hey website are available, like always.and here is the link from this site:http://www.biggerpockets.com/bank-reo.html
