As we flipped this ourselves from the roof to the flooring, we gained much respect to labor workers and realized even the tidiest things such as changing the outlet covers and installing new plumbing will take up a lot of time!

Advantage being that you do not have to make a contingent offer if you find a house you really like....and/or it gives you time to move leisurely instead of in a rush.Anyone used this?

How did you look for funds for your first project?

We both lost out to someone that was willing to give the Seller almost the price they were asking because they were doing a 1031 exchange were they had a substantial amount of cash and they liked the property location.This similar scenario has played out for me several times over the last few years because the market was so hot.

It typically takes 4 to 6 months to produce on a part-time basis and my intention is that it will be of value to those in the industry, including me and a prospective mentor.

I use a google voice number for advertising/marketing properties and first name only for advertising on the internet but my full name is on my lease and i give all of my tenants my personal cell phone number.

Some call the stock market a representation of human sentiment in real time, and I imagine the real estate market is not too different.
