I picked up the book on rental property investing by brandon turner 2 weeks ago as my first real estate book ever and that turned me onto the podcast and now i’m here.

I Hit almost 400 pounds and I on a path of self sabotage and potential death my girlfriend being able to see it in couraged me to try meditation and yoga while at the same time a good buddy of mine allowing me to borrow a book he was reading called “rich dad, poor dad” and it shifted my enitire life on to a path of financial freedom. 

Only recently is it finally happening.

Finally made the jump and just bought our first vacation rental.My longtime girlfriend and I emptied out the account and put 60k down on an amazing 300k vacation rental near Bass Lake and Yosemite National Park.By conservative estimates, it should cash flow over $1,000 a month after ALL expenses.As I am still learning on the fly here, I am most interested in the next steps in acquiring the next property (and the next, and the next).The house should appreciate some throughout the year, and it is nearly turnkey as it was wonderfully taken care of by a family for 40 years, so we won't be adding too much value with remodeling.My main question to the BP community is "What's the best options to finance our next purchase of a rental property?".

A good camera or a new smartphone with a cutting-edge camera may trump the need for a laptop, but if you are seeking a laptop I personally like the Microsoft Surface Book - its lightweight, its got a touchscreen, it got a good battery and decent entry point for a decent machine. 

I offered 140k and they countered with 155k final offer, which I accepted.Currently, I have the property under contract.

I've read multiple books on investing, I've worked in multiple fields of real estate (Leasing agent for 3 years, real estate sales agent, property manager, and community association manager) and i'm ready to put my knowledge to work for myself instead of others.

My final two cents:  There are very few brokers with over 5 years of high volume MF experience in the Twin Cities.
